Terms & Conditions

Last updated: 4 October 2026

These terms apply to every booking with Leeds Storage. Please read them before you book, especially section 8, which explains our loss cover and the limits of our responsibility. By completing a booking you agree to these terms.

1. About us

Leeds Storage ("we", "us", "our") provides a collect-and-store service for boxes and suitcases in Leeds. You can contact us at [email protected]. "You" means the person who makes the booking.

2. Our service

We collect your boxes and suitcases from an address in our service area (LS postcodes within the Leeds City Council area), keep them in storage for the period you choose, and deliver them back to you in Leeds when you ask. We store your items sealed as you give them to us. We don't unpack, inspect or count what's inside.

3. Booking and payment

  • Your booking is confirmed once your payment has gone through and we've emailed you a booking reference.
  • You pay for your whole storage term upfront when you book. There are no further payments for the term you booked. Payments are handled securely by Stripe. We never see or store your card details.
  • If you want to store for longer, you can extend online from Manage my booking (or contact us) before your term ends. Extra months are paid upfront at our prices and discounts at the time you extend, and your term continues from its current end date.
  • If you leave items with us after your term ends without paying for more time, we'll charge for each extra month (or part-month) at our standard monthly price. If that charge is still unpaid 30 days after we write to you about it, we may sell or dispose of your items to cover what you owe, and we'll return any money left over after our costs.

4. Cancelling

  • You can cancel free of charge any time before your collection day using Manage my booking, and we'll refund what you paid.
  • Once we've collected your items, you can ask for them back early at any time, but we don't refund any part of the term you paid for. Your term discount is based on storing for the full term.
  • Your legal right to cancel within 14 days does not apply once we've collected your items, because you asked us to start the service within that period.

5. Packing and your responsibilities

  • You are responsible for packing your items properly. Boxes must be strong, fully taped shut and not overloaded. Wrap fragile items and mark those boxes "fragile".
  • Suitcases must be hard-shell or fully boxed, locked or securely closed, and weigh no more than 30kg. Each box must be light enough for one person to lift safely.
  • We attach our own tracking label to every box and suitcase when we collect it, so you don't need to label or print anything. Please don't remove our labels while your items are with us.
  • Someone must be at the address during your collection and return slots. Your first collection attempt and your first return delivery attempt are free. If we can't collect or deliver because nobody is there to hand over or receive your items, we'll rebook with you and charge £10 for each further attempt.
  • You confirm that you own the items, or have the owner's permission to store them.

6. Items you must not store

You must not give us any of the following:

  • Cash, jewellery, watches, passports, documents or anything of high or sentimental value
  • Laptops, phones, tablets or other valuable electronics
  • Food, drink, perishables, liquids, plants or anything alive
  • Flammable, explosive, toxic or hazardous items, including gas canisters, aerosols and batteries
  • Weapons, illegal items, stolen goods or anything that could attract pests or cause damage
  • Furniture or anything too large to fit in a standard box or suitcase

We may refuse to collect any item that we reasonably believe breaks these rules. If we suspect an item is dangerous or illegal, we may open it and, where needed, remove or dispose of it or pass it to the authorities. You are responsible for any cost or damage caused by items you should not have stored.

7. Getting your items back

You can ask for your items back at any time during your storage period through Manage my booking. We'll agree a delivery date and time with you. Delivery is to an address in our service area, and your first delivery attempt is free (see section 5 if nobody is in). Please give us as much notice as you can, especially at the start of term when we're busiest.

8. Loss cover and our liability

Every box and suitcase comes with £40.00 loss cover, included in the price. This is the most we will pay for any single item, whatever its contents or value.

  • If we lose a box or suitcase while it's in our care, we'll pay you up to £40.00 for that item.
  • Because we don't pack, open or inspect your items, we are not responsible for damage to the contents of any box or suitcase. This includes breakages, crushing, scratches, and damage caused by poor packing, overloading, temperature, humidity, mould or normal wear and tear.
  • We are not responsible for loss of or damage to items you should not have stored (see section 6), or for any items that were not sealed inside a box or suitcase.
  • We are not responsible for indirect or consequential losses, such as loss of data, loss of use, inconvenience or the cost of replacing items at more than their value.
  • Our loss cover is not an insurance policy. If your items are worth more than £40.00 each, please arrange your own insurance (many student contents and home insurance policies cover items in storage), or keep them with you.
  • To make a claim, email us within 7 days of the date your items were due to be returned, with your booking reference and details of the missing item. We'll investigate and reply within 14 days.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. These terms do not affect your statutory rights as a consumer.

9. Uncollected items

If your storage term ends and you haven't arranged a return or paid for more time, we'll try to contact you using the details you gave us. If we still can't reach you, or you don't pay what's owed, within 30 days of our notice, we may sell or dispose of your items as described in section 3.

10. Events outside our control

We aren't responsible for delays or failures caused by events outside our reasonable control, such as severe weather, road closures, fire, flood, strikes or problems with our storage facility. If this happens, we'll tell you as soon as we can and rearrange your collection or return.

11. Changes to these terms

We may update these terms from time to time. The terms in force when you booked apply to your booking. If we need to make a change that affects your existing booking, we'll email you first.

12. Law

These terms are governed by the law of England and Wales. You can bring legal proceedings in the courts of England and Wales.
